Bermuda Run NC Home Prices: What Sold in the Last 12 Months
Bermuda Run is one of the smallest towns in our area, but it packs a lot in: golf, the Yadkin River, a medical center right in town, and I-40 at the front door. It also has one of the most misunderstood price pictures in Davie County. Here's what homes actually sold for over the last 12 months, straight from Triad MLS.
Bermuda Run by the numbers
- 71 homes sold in the last 12 months
- $345,000 median sold price for all sales
- $375,000 median when you leave out the Bermuda Village retirement community (41 sales)
- 98.2%: what the typical seller got compared to list price
- 30 homes for sale and 13 more under contract (as of Oct 24, 2026)
Why there are two medians
Bermuda Village, the retirement community in town, made up 30 of the 71 sales, with a median of $178,750. Because those condos and cottages sell for much less than the rest of town, they pull the overall number down. If you're shopping for a typical single-family home or townhome, $375,000 is the more useful number to keep in mind.
And what's for sale today is asking more than what sold: the median list price right now is $462,000. Part of that is the mix of homes on the market at the moment, and part is newer construction coming online.
How fast homes are selling
Bermuda Run moves slower than some of its neighbors. Outside Bermuda Village, the median home took 62 days to sell. Inside Bermuda Village it was closer to 90 days. New-construction townhomes are part of the reason, since builders often have several similar homes listed at once.
For buyers, that pace can mean a little more room to negotiate, especially on homes that have been listed for a while. For sellers, it means the first few weeks matter most. A well-priced, well-prepared home still sells close to list (remember that 98.2%), but an overpriced one can sit.
A quick look at a few neighborhoods
Here's what the last 12 months looked like in three neighborhoods with their own pages on our site. These figures can include homes with an Advance mailing address.
- Bermuda Run West: 8 sales, $702K median, ranging from about $600K to $788K.
- Kinderton Village: 20 sales, $351K median, from about $150K to $595K, with a mix of homes and townhomes.
- Lybrook Village: 17 sales, $358K median, from about $323K to $375K, mostly newer townhomes.
A note on "Bermuda Run" vs. "Advance" addresses
Many homes in and around Bermuda Run have an Advance mailing address. The numbers above use the MLS city field, so a home with an Advance address shows up in Advance's numbers instead, even if it feels like Bermuda Run. If you're comparing the two, read our Advance home prices post too, and ask us to pull the exact comps for the street you care about.
What this means if you own in Bermuda Run
Online value estimates struggle in a town like this, where a retirement condo, a new townhome and a golf-course home can all sit within a mile of each other. The best way to know what yours would sell for is to compare it with real recent sales of similar homes. You can start with a free home value report, and we're happy to walk through it with you.
