71 homes sold. Median price: $955,000.
That's Brookberry Farm in Winston-Salem over the last 12 months, from the Triad MLS. It's a higher-end neighborhood in Winston-Salem's 27106 zip code, with large homes, a lot of new construction and steady sales. If you're thinking about buying or selling in Brookberry Farm, here's what actually sold and what it means for you.

What sold, by price range
- Under $500,000: 0 sales
- $500,000 to $750,000: 16 sales
- $750,000 to $1 million: 28 sales
- $1 million and up: 27 sales
That's a market that runs right through the $1 million mark. Almost 4 in 10 sales were $1 million or more, and there was nothing under $500,000.
Bedrooms and price
Here's how the median sold price lined up with bedroom count:
- 3 bedrooms: 17 sales, $625,000 median
- 4 bedrooms: 34 sales, $967,000 median
- 5 bedrooms: 19 sales, $1,325,000 median
Four-bedroom homes were the biggest group by far, nearly half of all sales. If you're a buyer, that's also where you'll usually have the most choice.
New construction vs. resale
Brookberry Farm is still growing. Homes that sold over the last year were built anywhere from 2006 to 2026, and 43 of the 71 sales were homes built in 2020 or later.
The two groups behaved differently:
- Built 2020 or later: 43 sales, $975,000 median, 40 days median on market
- Built before 2020: 28 sales, $922,500 median, about 12 days median on market
Both groups had about the same typical size, roughly 3,500 square feet. Newer homes often show more days on market partly because builders list them before they're finished. Resale homes, on the other hand, moved fast. 28 of the 71 homes sold within two weeks, and 40 of the 71 sold at or above their list price.
What this means if you're selling
- Priced right, homes here go quickly. A resale home that's in good shape and priced off recent sales doesn't sit long.
- You're competing with brand-new homes. Buyers can compare your home to new construction a few streets over. Condition, updates and a clear price matter.
- Bedroom count changes the comp set. A 5-bedroom home and a 3-bedroom home in the same neighborhood are really two different markets. Your pricing should be based on homes like yours, not the neighborhood average.

What this means if you're buying
- Be ready when the right resale home hits. With a median of about 12 days for older homes, the good ones don't wait. Get pre-approved first.
- Ask about build timelines on new homes. If you're looking at new construction, the finish date, what's included and the builder's warranty all matter as much as the price.
- 22 homes for sale gives you real choice. That's more than in many Triad neighborhoods, so it's worth touring a few before you decide.
