308 homes sold. Median price: $310,000.

That's Mocksville over the last 12 months, straight from the Triad MLS. It's one of the most affordable markets within a half hour of Winston-Salem, and a big share of what sells here is brand new. Here's what actually sold, what it cost, and what it means if you're buying or selling in town.

Mocksville by the numbers

  • 308 homes sold in the last 12 months
  • $310,000 median sold price
  • 26 days: median time on market
  • 98.7%: what the typical seller got, compared to list price
  • $168 per square foot median
  • 86 homes for sale at the time of the pull, with 36 more under contract

For context, over the same 12 months Clemmons sold 474 homes at a $425,000 median and $178 a square foot, and Advance sold 231 at a $443,500 median and $190 a square foot. So the typical Mocksville home sold for more than $100,000 less than the typical Clemmons home, and buyers paid less for every square foot, too.

What your money buys in Mocksville

Here's how the 308 sales broke down by price:

  • Under $300K: 134 sales. Older homes, townhomes, starter homes and some homes on land.
  • $300K to $450K: 134 sales. This is where most of the new construction lands.
  • $450K to $700K: 31 sales. Larger newer homes and homes with more acreage.
  • $700K and up: 9 sales. Custom homes and bigger tracts of land.

That's an even split: 134 sales under $300K and 134 between $300K and $450K. Very few towns near Winston-Salem still have that many sales under $300K.

New construction is a big part of the story

120 of the 308 sales were homes built in 2020 or later. That's almost 4 out of every 10. Two neighborhoods did a lot of that work:

Nelson's Creek. The busiest neighborhood in town, with 32 sales from about $321K to $396K and a median around $366K. See our Nelson's Creek page.

Hudson Glen. 20 sales from $288K to $330K, with a median of $314K. More on our Hudson Glen page.

One thing to notice: the new-construction neighborhoods took longer from list to sale. The median was about 43 days in Nelson's Creek and 77 days in Hudson Glen. Builders often list homes before they're finished, so a longer number there doesn't always mean a home sat unwanted. But it does mean buyers usually have more choice and more time in those neighborhoods.

Resale and land move faster

About 130 of the 308 sales weren't in a subdivision at all. These include older homes in and around town and homes on acreage. That group sold at a median of $261,250, and half of them went under contract in 17 days or less. If you want an established home or some land in Mocksville, be ready to move quickly.

A few other neighborhoods from the last 12 months:

  • Ridgemont: 14 sales, $140K to $293K. See our Ridgemont page.
  • Charleston Ridge: 7 sales, $268K to $362K, with a median of just 13 days on market.
  • McAllister Park: 7 sales, $410K to $615K, for buyers who want more space.

What this means if you're buying

Compare new and resale side by side. A new home in Nelson's Creek or Hudson Glen and an older home on a bigger lot can land at the same price. Look at both before you decide. We can pull what a builder's recent homes really closed for, not just the list price.

Check the county details. Mocksville is in Davie County, not Forsyth. That affects your tax bill and your school assignment, so confirm both for the specific address.

Have your pre-approval ready. Resale homes and homes on land here sold in a median of 17 days. The good ones don't wait.

What this means if you're selling

Know your competition. If your home is in the $300K to $450K range, buyers will compare it to brand-new homes nearby. Price and condition both need to hold up next to new construction.

Price it right the first week. The typical Mocksville seller got 98.7% of list price. That comes from homes priced well from day one, not from homes that started high and cut later.
