Oak Valley Home Prices: What Sold in the Last 12 Months
31 homes sold. Median price: $565,000.
That's Oak Valley in Advance over the last 12 months, from the Triad MLS. Oak Valley is a golf community in Davie County with homes built mostly from the mid-1990s on, and it includes the named sections Kingsmill, Lonetree, Palmer Ridge, Hiddenbrooke and Sawgrass. If you're thinking about buying or selling here, this is what actually sold and what it tells you.
Oak Valley by the numbers
- 31 homes sold in the last 12 months
- $565,000 median sold price
- $394,000 to $1.225 million: the lowest and highest sale
- 17 days: median time on market
- 99.1%: what the typical seller got compared to list price
- $197 per square foot median
- About 3,273 square feet: the typical home that sold

Source: Triad MLS, residential sales closed November 1, 2025 to October 31, 2026, in the Oak Valley subdivision and its named sections; homes for sale as of November 1, 2026.
What sold, by price range
- Under $500,000: 10 sales
- $500,000 to $750,000: 14 sales
- $750,000 to $1 million: 5 sales
- $1 million and up: 2 sales
The middle of the market is where most of the action is. Almost half of Oak Valley's sales landed between $500,000 and $750,000, but about a third came in under $500,000. That matters if you've assumed a golf community in Advance is out of reach.
What sold, by bedrooms
- 3 bedrooms: 7 sales, median $425,500, typically about 2,039 square feet
- 4 bedrooms: 16 sales, median $565,000, typically about 3,289 square feet
- 5 bedrooms: 8 sales, median $750,000, typically about 4,529 square feet
Four bedrooms is the classic Oak Valley home, and it made up about half of all sales. The jump from 4 to 5 bedrooms is big here, close to $185,000 at the median, because 5-bedroom homes in Oak Valley also tend to be much larger overall.
Fast sales, and a few that sat
The median home sold in 17 days, and 15 of the 31 sales went under contract within two weeks. 11 homes sold at or above their list price.
But the other side of the story matters too: 6 homes took more than 120 days. That's normal in a neighborhood where prices run from under $400,000 to over $1 million. Homes that were priced right for their condition and size moved quickly. Homes that started too high, or needed updating the price didn't account for, waited.
Most Oak Valley homes were built between 1995 and 2008, and only one sale in the last year was a 2026 build. So when you compare homes here, updates matter a lot: kitchens, baths, flooring, roofs and HVAC age can explain a big part of why two similar-size homes sold far apart.
What this means if you're selling in Oak Valley
- Price it off Oak Valley, not Advance as a whole. Oak Valley's median is well above many nearby Advance subdivisions, and a zip-code average won't tell you what your home is worth.
- Compare by size and updates, not just bedrooms. A 4-bedroom at 2,900 square feet and one at 3,800 aren't the same home.
- The first two weeks count. Half the sales happened in that window. A home that comes on priced right gets the most attention.
- Winter is fine. With 9 homes for sale, buyers shopping now have fewer choices than in spring, which can work in your favor.

What this means if you're buying in Oak Valley
- Be ready to move. Well-priced homes went fast. Get pre-approved before you tour.
- Look at homes that have sat. A listing past 60 to 90 days may have room to negotiate, especially in winter.
- Budget for updates. Many homes are 20 to 30 years old. Factor in what you'd want to change.
- Check the details. HOA rules, dues and any golf or club memberships are separate questions, so ask about each one for the home you like.
