A buyer should notice your home, not the leaves on the steps or the pile of shoes by the door.

If you're listing in Winston-Salem this fall, build a simple showing routine. The goal isn't a magazine-perfect house. It's a home buyers can see clearly.

Start at the front walk

Sweep the entry and clear leaves from the steps and walkway. Keep seasonal decorations out of the path. Check the porch light before an evening appointment, and leave the front door easy to reach.

A pot of fall flowers can add a little color. You don't need a porch full of decorations.

Let the rooms do the talking

Open window coverings for daytime showings, clean the glass and replace burned-out bulbs with ones suited to the fixture. Clear kitchen counters and give buyers room to move around furniture.

Put away the extras. A crowded room makes it harder to focus on its layout.

Keep a quick reset list

Before each appointment: straighten beds, put away toiletries, empty the kitchen trash and check the entry. Store valuables and medication securely. Make a plan for pets with your agent rather than leaving a surprise for visitors.

Handle small repairs you already know about, and discuss bigger questions before spending on last-minute projects.
