Why Now May Be a Good Time to Sell in the Triad
Is now a good time to sell a home in the Triad? For some owners, yes. But the reason is not a magic date on the calendar. It is the chance to price and prepare your home for the market that exists now, rather than waiting for a market no one can promise.
Buyers are still making offers
The NC REALTORS August 2026 report shows closed sales statewide, even as sales fell from a year earlier. Closer to home, the Greensboro Regional REALTORS Association reported more closed sales in Greensboro and Guilford County that month. Those figures show activity, not a guarantee for any particular house.
Today's buyers can compare
There is more choice in parts of the Triad. According to Realtor.com's August 2026 Winston-Salem data, active listings were up about 25% year over year and the median time on market was 50 days. Its Clemmons data showed listings up about 31% and a median 43 days on market. These are market snapshots, not forecasts. They are a reason to be specific about price and presentation, not a reason to expect an instant offer.
Your timing matters more than the headline
Do you need to move, free up equity or change how you use your space? Those goals can make listing now sensible. First, ask for a price range based on recent comparable sales for your property, and map out your likely costs and next move. If the numbers and timing work for you, there is no need to wait for a supposedly perfect season. If they do not, make a plan rather than rush.
